Miami’s Dolphin Mall Will Add More Entertainment Space, Plus 6 More Development Updates

Miami: The Taubman Realty Group and The Cordish Cos. will add 62,000 square feet of dining and entertainment to Dolphin Mall. Cordish will develop 32,000 square feet of interior space and a 30,000 square foot outdoor plaza. Anchored by dining and entertainment concept Sports & Social, the outdoor plaza will create a gathering space for live music, sports watch parties, family-friendly events, cultural celebrations, food-and-beverage festivals and more. Sports & Social and the plaza are slated to open in winter 2022.

Other Sports & Social locations include The Battery Atlanta adjacent to Truist Park in Atlanta, Ballpark Village adjacent to Busch Stadium in St. Louis, Texas Live in the Arlington Entertainment District, Live Casino & Hotel Maryland and Live Casino & Hotel Philadelphia in the South Philadelphia Sports Complex.

Panama City, Florida: The St. Joe Co. will build Watersound West Bay Center, a lifestyle center adjacent to the Latitude Margaritaville Watersound active-adult community that will include 350,000 square feet of commercial space. Watersound West Bay Center will offer golf cart and pedestrian connectivity to the residential community, for which 3,500 homesites are planned. Since home sales began in June 2021, more than 450 have been placed under contract. “Watersound West Bay Center is being designed to serve not only the residents of the growing Latitude Margaritaville Watersound community, but the region at large,” St. Joe senior vice president of commercial real estate Dan Velazquez said. “Current plans include mixed-use buildings featuring first-floor shopping and dining options and second floor office space, as well as a grocery store and pharmacy.”

Aurora, Colorado: Uplands, The Max Collaborative and Wynne Yasmer Real Estate are building a mixed-use residential development within the master-planned Fitzsimons Village community. Called The Broadleaf, the property will include 370 apartments and more than 9,000 square feet of ground-floor retail lining the boulevard within the master-planned Village. Construction is underway, and completion is anticipated in spring 2024.

Lincoln, Nebraska: Developers plan to transform the Bishop Heights Shopping Center — once home to Shopko, a hardware store, restaurants and smaller shops — into a luxury center with multifamily, office and retail. The center has been mostly vacant since the summer of 2020.

Beaufort, South Carolina: The Morgan Cos. will start construction this fall on Beaufort Station, a 200,000-square-foot shopping center on 31 acres. Completion is scheduled for fall 2023. Hobby Lobby, Ross Dress for Less, Ulta Beauty and Old Navy have signed on. Divaris Real Estate represented Morgan in the land transaction, and Judge Realty represented the sellers.

Cincinnati, Ohio: Morelia Group has started construction on the Crossings of Oakley, a 20,000-square-foot, $12 million retail development with a standalone Swensons drive-in restaurant. It will deliver in the third quarter, and then Morelia will begin the $18 million, 30,000-square-foot Oakley Parke on adjacent property. The developer aims to deliver that project in September 2023.

St. Charles, Illinois: City officials are considering razing the majority of the largely vacant Charlestowne Mall to make way for 351 apartments in nine three-story buildings, 209 rental townhomes in two-story buildings, a 135-key hotel, 40,700 square feet of new restaurants and retail, a food truck park, a public plaza with seating and an amphitheater, a partially enclosed gazebo and an ice cream stand. Anchors Von Maur and Classic Cinemas Charlestowne 18 XQ will remain, as will the nearby Cooper’s Hawk Winery & Restaurant and a Starbucks/Verizon building.
