Master-planned, mixed-use and more: 23 developments to watch

Phoenix: Howard Hughes is overseeing development of Douglas Ranch, a master-planned community in the West Valley, after buying a stake in the project from JDM Partners and El Dorado Holdings. Encompassing nearly 37,000 acres, Douglas Ranch will include 100,000 homes, 300,000 residents and 55 million square feet of commercial development. Residential lot sales are scheduled to begin in the first half of 2022.

Aurora, Colorado: A master-planned community called Windler will include nearly 5,000 residential units; more than 2.2 million square feet of industrial, office and retail; 750 rooms across five hotels and 53 acres of parks and open space. Construction is expected to start in 2022 and deliver by 2032.

Jacksonville, Florida: SouthEast Development Group unveiled a multiphase plan for Riverfront Jacksonville on downtown’s Northbank. The unsolicited proposal came to to the city of Jacksonville, the Downtown Investment Authority and the city council on Oct. 19. It includes a hydrokinetic energy facility; 15 acres of public park and plaza spaces with infrastructure designed to withstand storms; some 1,000 apartments and condos; a 208-room, entertainment-oriented, boutique hotel; 90,000 square feet of Well-certified office, which could switch to multifamily based on market demand; 155,000 square feet of retail, restaurant and entertainment; a 280,000-square-foot exhibition, entertainment and technology center with retail; and an expanded pier with retail and entertainment venues.

San Antonio: Merit broke ground on Alsatian Oaks, a 435-acre master-planned community in Castroville, Texas. The $500 million development will feature 950 homes, parks, hiking and biking trails and more than 400,000 square feet of restaurants, retail and medical office.

Frisco, Texas: Hall Group kicked off construction on the latest phase of its $7 billion Hall Park, which will include 9.5 million square feet of office, hotel, residential, retail and green space. The 1 million-square-foot latest phase, estimated at $500 million, will have an office tower, a 154-key hotel, a 19-story luxury residential tower, 60 executive suites, a 10,000-square-foot food hall with 10 restaurants, and a park. Hall Group expects to complete this phase in fall 2023.

Richmond, Virginia: Henrico County officials gave the greenlight to the $2.3 billion Green City. Anchored by a 17,000-seat arena, it will include two 300-room hotels, 2.2 million square feet of office, 280,000 square feet of retail, green space and more than 2,000 residential units. The arena, one hotel and other initial pieces are targeted for completion in 2025. Full buildout is anticipated by 2034.

Huntersville, North Carolina: Magnolia Development Co. wants to develop 84 acres with 303 apartments, 116 lots for detached homes and 42,500 square feet of commercial space, all as part of the North Creek master-planned community, which includes another retail center, North Creek Village, that Publix will anchor.

Huntersville, North Carolina: North American Properties and Nuveen Real Estate are upgrading Birkdale Village, a 52-acre development with 250,000 square feet of retail, 320 multifamily units and 50,000 square feet of office. The 6,000-square-foot Plaza will offer a covered stage; a large LED screen; a concierge building; and a pair of 1,200-square-foot jewel boxes with shopping and indoor and outdoor dining on the ground floor, dining on the upper levels and potential rooftop patios. Four 200-square-foot retail pods for short-term tenants and a third jewel box will sit elsewhere. A social area allowing visitors to enjoy to-go drinks from onsite restaurants while shopping and exploring is in the works, too. The project will break ground this winter and complete by Memorial Day weekend.

Middletown, Ohio: Main Street Community Capital will develop 50 acres along the Great Miami River into the $1.3 billion Hollywoodland with three hotels, a water park, an indoor concert venue, an indoor amusement park, a motion picture studio, a comedy club and restaurants and retail. The development needs to pass city council.

Buffalo Grove, Illinois: Officials approved Kensington Development Partners’ $150 million redevelopment of the former Buffalo Grove Town Center, which will include a 37,500-square-foot supermarket and a seven-level, 275- to 300-apartment building with 18,000 square feet of commercial space on the ground floor. Some elements of the existing shopping center will remain, including Burger King, Boston Market, a 30,000-square-foot retail building and the freestanding Bowlero bowling alley.

Innsbrook, Virginia: Highwoods Properties got approval from Henrico County to redevelop 34 acres into 700 residential units, a 150-room hotel, 51,500 square feet of commercial space and 200,000 square feet of office.

Memphis, Tennessee: A former police precinct will become Union Station, a 3.6-acre complex with a 100-room hotel, townhomes and a street lined with retail space.

Austin, Texas: Karlin Real Estate and Ironwood Real Estate are seeking city approval to build Verde Square with 386,000 square feet of office, 33,900 square feet of retail, a 160-key hotel and 280 multifamily units near Q2 stadium.

North Kansas City, Missouri: Box Real Estate Development plans to build Blume NKC in an Opportunity Zone where the city tore down hundreds of blighted apartments 15 years ago. The project will include 26 residential units and 25,000 square feet of commercial space. Groundbreaking is scheduled for spring 2022 and a fall 2023 completion.

Dayton, Ohio: Broad Reach Retail Partners plans a 20-acre redevelopment called Huber Heights Crossing. The development will include 11,200 square feet of retail for eight tenants, plus restaurants, banking and medical office and a 192-unit apartment complex featuring a dog park, pool and clubhouse. The first phase is expected to open next year.

Columbus, Ohio: Vision Development is building a complex along Indianola Avenue in Clintonville. It will feature a 2,600-square-foot office/retail building and a 30-unit residential building. A restaurant site will be built to suit or sold. Vision hopes to break ground in the first quarter.

Carmel, Indiana: Tegethoff Development and Great Lakes Capital broke ground on a $66 million multifamily project downtown called The Signature at Carmel. Aimed at young professionals, the complex will include 16,100 square feet of ground-floor retail.

Morristown, New Jersey: Accurate Builders & Developers and DeVimy Equities has begun construction on the 140,000-square-foot Morris Marketplace on the former Colgate-Palmolive corporate campus. They expect to turn space over to tenants for buildout in the fourth quarter of 2022. More than a dozen tenants have signed leases, including AT&T, Lidl, Orangetheory Fitness, Restore Hyper Wellness and Starbucks. The 20-acre property is part of a 64-acre development that will include townhomes and rental units.

Starkville, Mississippi: Rise Partners and Castle Properties broke ground on the 95,000-square-foot Triangle Crossing. Tenants will include Aldi, Aspen Dental, Five Below, Marshalls, PetSmart, Rack Room Shoes, Sports Clips and Ulta Beauty. Grand opening is scheduled for fall 2022.

Jacksonville, Florida: Boos Development purchased a 15-acre site in St. Johns County to develop Shoppes at Longleaf Pine. Tenants will include Heartland Dental, Lockhart Storage Center and Wendy’s, and the center will offer outparcels for build-to-suits or ground lease development.

Fort Pierce, Florida: Frontier Cos. broke ground on a retail center on the site of a former steakhouse on Okeechobee Road. The property will include a 3,750-square-foot Aspen Dental, a 3,500-square-foot CareNow urgent care clinic and a 3,500-square-foot space for a future tenant.

Jackson, Mississippi: The city sold a three-acre public park to Absolute Net Properties. The site could become a multitenant retail or restaurant space.

Toledo, Ohio: Developers plan to spend $70 million to convert the city-owned site of the former North Towne Square Mall into an industrial park. The city demolished the mall in 2013. NorthPoint Development will build two buildings totaling 862,000 square feet there by spring 2022.
