5 developments to watch

Barshop & Oles Co. and investment firm Lionstone Investments will redevelop the 322,690-square-foot Brodie Oaks shopping center in Austin into a mixed-use complex with 1,500 residential units, 1.1 million square feet of office, 448 hotel rooms, 110,000 square feet of retail and 30,000 square feet of restaurant space. The redevelopment will kick off in 2024 and is expected to take 10 to 15 years.

Interstate Development is building a 500,000-square-foot, Main Street-style retail center called Park Place in South Charleston, West Virginia. Chick-Fil-A has signed on as a tenant.

NewQuest Properties broke ground on the 300,000-square foot Phase 2 of its 180,000-square-foot Fort Bend Town Center in Missouri City, Texas. The expansion will include a 12-screen Cinemark and six junior anchor boxes on 12 acres. Burlington and Mod Pizza are among the completed deals. NewQuest also is finalizing leases with Ross Dress for Less, Ulta Beauty, Five Below, Dollar Tree and Petco. Completion is scheduled for the third quarter of 2023.

Skinner Bros. Realty will develop The Exchange East shopping center in the eTown master-planned community near Jacksonville, Florida. It’s scheduled to open by 2023. The 88,000-square-foot property will include a 48,000-square-foot Publix, a Publix Liquors and Publix drive-thru pharmacy, as well as 40,000 square feet of small-shop space. ETown is a development of The Parc Group and The Davis Family Co.

The Collection at RiverPark (pictured in banner), a 650,000-square-foot, open-air shopping center in Oxnard, California, is adding eight new tenants, including PizzaMan Dan’s; Red Door Escape Room; a 32,000-square-foot bowling alley, party venue and sports bar called Bowlero; King and Queen Cantina; Salons by JC; Keller Williams and Exer Urgent Care. Closures at competing regional malls near The Collection helped to drive traffic and leasing at the center during the pandemic, according to Traci Russell, senior leasing director at CenterCal Properties, which owns the center with Shea Properties. “Because of the shopping center’s central location, businesses looking to consolidate and reach a broader audience with a single store chose The Collection as their home,” she said. “Due to its outdoor atmosphere, The Collection has seen interest from several tenants at local enclosed malls.” The center already has future deals in the pipeline for two additional restaurants, an entertainment venue, a health and wellness business, and a national jeweler, she added. Anchors include Target, 24-Hour Fitness SuperSport, REI, Whole Foods Market, H&M, Ulta and The Container Store.
